Rental Turnover Cleaning for Regina Landlords and Owners
The gap between one tenant leaving and the next one arriving is usually short, and how the unit shows on day one sets the tone for the whole tenancy. A unit that's genuinely clean rents faster, photographs better and gets treated better. Here's a practical approach to turnovers in Regina.
Do the Walkthrough Before the Cleaner Comes
Inspect the empty unit first, with the tenant if your process includes that. You're separating three different things, and it's much harder once cleaning has started:
- Dirt, which cleaning solves
- Wear, which is normal and expected over a tenancy
- Damage, which is a repair and possibly a deduction
Photograph everything while the unit is empty and clean the same day if you can. Dated photos of an empty, clean unit are the most useful record you'll ever have, both for the next move-out and for listing photos.
Follow Saskatchewan's residential tenancy rules on notice, inspections and deposits — this article is about cleaning, not about tenancy law.
The Turnover Checklist
Turnovers need more than a regular clean, because everything is accessible and everything gets inspected.
Kitchen
- Inside and outside every cupboard and drawer
- Inside the oven, the broiler drawer and under the stovetop
- Range hood and filter
- Inside the fridge and freezer, including seals and drawers, then behind and underneath
- Dishwasher filter, seal and interior
- Sink, taps, drain and backsplash
- Counters and the wall behind them
Bathrooms
- Toilet including the base, the bolts and behind the bowl
- Tub, shower, any glass, and grout lines
- Vanity inside and out, and the medicine cabinet
- Mirror, fixtures and taps
- Exhaust fan cover, which is almost always overdue
- Floor including behind the toilet
Throughout
- Inside every closet, including the top shelf
- Baseboards, door frames and the tops of doors
- Light switches, outlet covers and door handles
- Window glass, sills and tracks
- Blinds
- Heat registers and cold-air returns
- Laundry: inside the washer's seal and drawer, the dryer drum, the lint trap and the vent
- Floors vacuumed and washed last
Time It Around the Trades
The order that saves the most money is: repairs, then paint, then clean, then photos, then showings. Cleaning before the painter arrives means paying for the clean twice.
If the unit needs any drywall work or sanding, treat the dust seriously — it travels through the whole unit and settles for days. Build a day of buffer between the last trade and the clean.
Turnovers in a Regina Winter
Late-season turnovers bring their own issues.
- Entryways take a beating. Salt, sand and meltwater come in on every trip during a move-out, and salt left on a floor leaves white marks and can damage some finishes. Plan on the entry needing real attention.
- Vacant units need heat. Keep the heat on at a reasonable setting through the vacancy and make sure nothing is blocking the registers.
- Furnace filter. Change it as part of every turnover. It's inexpensive and it directly affects how the unit smells and how quickly dust returns.
- Window condensation. Check the bottom of the glass and the sills; a vacant unit with moisture sitting there for weeks is a problem you'll inherit.
- Drains. Run water in every sink, tub and floor drain so the traps don't dry out and let odour into an empty unit.
What Makes a Unit Show Well
Once it's clean, a few small things make a disproportionate difference in listing photos and in-person showings.
Clean windows, because bright rooms photograph far better than dim ones. No smell of any kind, which reads as clean more reliably than anything visual. Blinds wiped and hung straight. Clean light fixtures with every bulb working and matched in colour temperature. A spotless bathroom, which is the room prospective tenants scrutinize hardest. And an entry that looks cared for, since it's the first thirty seconds of the showing.
How Booking Works for Owners
Flat-rate pricing is useful on a turnover because you can budget the unit before the tenant has even moved out — the price doesn't move because the previous tenant left more behind than expected. It starts at $120 + GST for a 1 bed / 1 bath, plus $30 per additional bathroom, and you can get your price online in about 30 seconds.
For a vacant unit, book a move in / move out clean. Useful add-ons: inside oven $30, inside fridge $30, inside cabinets $20, interior windows $30, wet-wipe blinds $40.
You don't need to be there. A lockbox or a key is enough, which matters when you're managing a unit across the city or you don't live in Regina at all. Payment happens after the clean, and if something's been missed we'll come back and fix it free.
If you manage several doors, a recurring schedule on common areas is worth looking at as well: every 2 weeks saves 10%, every 4 weeks saves 5%.
