How to Clean Your Regina Home Before a Showing or Photos

October 16, 2026 · 4 min read · YQR Cleaning

Most buyers decide how they feel about a house in the first minute, and a good share of them have already decided from the photos. Cleaning is the cheapest lever you have in that process — it costs a fraction of any renovation and it affects every single photo and every single showing. Here's where to put the effort.

Photos Come First

Whatever you do, do it before the photographer arrives. Listing photos are seen by hundreds of people and showings by a handful, and the photos decide who books a showing at all.

Cameras are unforgiving about a few specific things that the eye skips over:

Clean windows matter more than almost anything else. Bright rooms photograph dramatically better, and in October in Regina you need every bit of daylight the glass will let through.

The Rooms Buyers Actually Scrutinize

Effort isn't evenly distributed. Buyers open things in kitchens and bathrooms and barely glance at a spare bedroom.

The kitchen. Counters completely clear except for one or two deliberate items. Inside the oven and the microwave, because people do open them. The fridge exterior, handles and top. The range hood. The sink, the taps and the drain. Cupboard fronts, particularly around the handles. The backsplash and the wall behind the stove.

The bathrooms. Grout and shower glass do more for a buyer's impression than any fixture you could replace. Hard water marks come out with a descaling product — Regina's water leaves them quickly, so do this last, close to the showing. Clear the counter down to almost nothing, put out fresh towels, and clean the exhaust fan cover.

The entry. Thirty seconds that sets the frame for everything after. Clean floor, clean glass in the door, coats thinned out to a handful, shoes put away rather than lined up.

Smell Is the Whole Game

Buyers register smell before anything else and remember it afterward, and you cannot smell your own house. Ask someone who doesn't live there to tell you honestly.

The fixes are all about removal rather than masking. Air fresheners and scented candles read as covering something up, so skip them. Instead: empty every garbage and recycling bin before a showing, clean the garburator and the drains, wash textiles that hold odour — throws, cushion covers, pet beds, curtains — and deal with the litter box and pet bowls entirely, not partially. Air the house out on a calm day while the weather still allows it.

Clean the Places That Signal Maintenance

Buyers use small clean details as evidence that the house has been looked after generally. It's not really about dirt.

Staying Showing-Ready While You Live There

The clean before photos is a one-time push. The weeks after are the hard part, because showings come with short notice.

Keep a fifteen-minute reset list by the door: dishes into the dishwasher, counters wiped, beds made, bathroom counters cleared, bins emptied, floors of the main path vacuumed, lights on, blinds up. Pack away anything you can live without for a few weeks — every box you move out now is one less thing to clean around and one more inch of visible floor.

In late fall, add the entry to every reset. Boots bring in water, sand and eventually road salt, and salt marks on a floor during a showing undo a lot of good work.

Where a Professional Clean Fits

Listing a house is a lot of work at once, and a clean is a well-defined piece of it to hand off. Many sellers book a deep clean just before photos and then standard cleans on a recurring schedule for as long as the house is listed — every 2 weeks saves 10%, every 4 weeks saves 5%.

Worth adding before photos: interior windows $30, wet-wipe blinds $40, inside oven $30, inside fridge $30.

Pricing is flat-rate rather than hourly, starting at $120 + GST for a 1 bed / 1 bath, plus $30 per additional bathroom. You'll know the number up front, which makes it easy to put in your selling budget. Get your price in about 30 seconds.

You also don't need to be home, which matters when you're juggling showings and your own schedule — a lockbox or a key is enough, and you pay after the clean.
